How to read this South Korean brokerage-fee estimate
This page estimates one commissioning party’s South Korean brokerage fee in KRW.
The national law and Enforcement Rule explain separate payment, negotiation and rent conversion. Article 2 and Annex 1 of the Seoul housing brokerage-fee ordinance provide the Seoul housing limits. Source review does not verify every calculator result; recheck current rules and the applicable local ordinance before contracting.

Which country’s rules does this calculator use?

Do buyer and seller split one fee?
No. Article 20 describes fees collected separately from both commissioning parties. The displayed amount is for one party.
Must the full cap be paid?
No. The fee is negotiated within the statutory and local-ordinance limit.
How is monthly rent converted?
The existing formula adds 100 months of rent to the deposit, or 70 months when the first total is below KRW 50,000,000.
What assumption is used for a qualifying officetel?
The preserved assumptions are 0.5% for sale and 0.4% for lease when the South Korean officetel requirements are met.
How are commercial property and land handled?
The existing model uses a negotiable cap within 0.9%; verify the posted rate and current rule.
Is VAT always 10%?
No. The checkbox adds only a 10% example. Actual VAT depends on the broker office’s tax status.
Why must current rules be rechecked?
Housing limits are completed by local ordinance and laws or ordinances can change.
How much does a KRW 900M vs 910M sale differ?
Both Seoul housing sales fall in the 0.5% band, from KRW 900M inclusive to below KRW 1.2B. Before VAT, one party’s cap is KRW 4,500,000 at 900M and KRW 4,550,000 at 910M: a difference of KRW 50,000. The 0.4% band applies below 900M, not at 900M.
What is the fee difference between a KRW 300M and 600M jeonse?
A KRW 300M jeonse falls in the 0.3% band (cap KRW 900,000), while KRW 600M or above enters the 0.4% band (cap KRW 2,400,000). Though the amount doubles, the one-party cap roughly triples.
