How to read this South Korean brokerage-fee estimate

This page estimates one commissioning party’s South Korean brokerage fee in KRW.

The receipt supports the responsibility, negotiation, and rent-conversion structure only. Recheck current official rules and the preserved Seoul tier assumptions.

Each party has a separate fee

Article 20 describes collection from both commissioning parties separately.

  • Displayed total is for one party
  • Do not halve a shared total

Housing limits depend on ordinance and negotiation

Article 32 leaves housing limits to local ordinances within the ministerial framework.

  • Check the relevant province or city
  • Record the negotiated rate

Monthly rent uses a 100-or-70 multiplier

The monthly-rent amount combines deposit and a statutory multiplier of monthly rent.

  • Deposit + rent×100
  • If below KRW 50M, use ×70

Officetel requirements change the branch

The qualifying South Korean officetel category differs from other non-housing property.

  • Confirm use and facilities
  • Confirm the legal category

Other property uses a negotiated ceiling

The preserved model applies the within-0.9% assumption to other officetels, commercial property, and land.

  • Check posted office rate
  • Confirm in writing

A band cap can override the rate product

Where a tier has an amount cap, the lower cap controls.

  • Rate product
  • Tier cap
  • Use the lower amount

Negotiation and VAT are separate steps

The negotiated share is applied before the optional 10% VAT example.

  • Cap → negotiation
  • Negotiated fee → VAT example

KRW 600,000,000 housing-sale walkthrough

Under the existing Seoul tier assumptions, 0.4% gives KRW 2,400,000 for one party.

  • KRW 600,000,000
  • 0.4%
  • KRW 2,400,000

Boundary values need careful reading

The preserved code treats exact thresholds as the next band.

  • Distinguish below from at least
  • Convert monthly rent first

Questions about South Korean brokerage fees

QWhich country’s rules does this calculator use?

It uses South Korean law structure and the existing Seoul residential tier assumptions. It does not calculate another country’s law.

QDo buyer and seller split one fee?

No. Article 20 describes fees collected separately from both commissioning parties. The displayed amount is for one party.

QMust the full cap be paid?

No. The fee is negotiated within the statutory and local-ordinance limit.

QHow is monthly rent converted?

The existing formula adds 100 months of rent to the deposit, or 70 months when the first total is below KRW 50,000,000.

QWhat assumption is used for a qualifying officetel?

The preserved assumptions are 0.5% for sale and 0.4% for lease when the South Korean officetel requirements are met.

QHow are commercial property and land handled?

The existing model uses a negotiable cap within 0.9%; verify the posted rate and current rule.

QIs VAT always 10%?

No. The checkbox adds only a 10% example. Actual VAT depends on the broker office’s tax status.

QWhy must current rules be rechecked?

Housing limits are completed by local ordinance and laws or ordinances can change.

Korean primary law

Checked 2026-08-10. Only Article 32 of the South Korean Licensed Real Estate Agents Act and Article 20 of its Enforcement Rule are used as legal authority. Recheck current law and the applicable local ordinance.
