How to use it in listing order
- Enter the finished living space first. Do not include a detached garage or unfinished storage here.
- Enter the lot size in square feet. If the listing gives acres, multiply by 43,560 or use the acre result in reverse.
- Add finished basement, garage, and price only when those values are stated separately.
- Check the result cards before comparing two homes, because the largest lot is not always the most usable home.
Area labels that change the result
Living area
The finished interior area people normally heat, cool, and furnish.
Lot size
The full parcel of land. A large lot can make coverage look low even when the house feels roomy.
Finished basement
Usable finished space below grade. It helps compare homes, but it is not the same as above-grade living space.
Garage area
Useful for parking or storage, but the tool keeps it separate from the living-area total.
Calculation basis
Acre conversion
Lot acres = lot square feet ÷ 43,560.
Coverage
Coverage = living space ÷ lot size × 100.
Price signal
Price per square foot = listing price ÷ living area.
A realistic example
A 2,200 sq ft house on an 8,400 sq ft lot with a 600 sq ft finished basement shows 2,800 sq ft of usable interior comparison space, about 0.19 acres of land, and a separate garage line if entered.
Before using the number in a contract
- Local assessors, appraisers, and mortgage documents may classify finished basements differently.
- Lot size can come from a deed, survey, county record, or listing; use the same source when comparing homes.

FAQ
Is living area the same as lot size?
No. Living area is the finished interior space. Lot size is the land parcel, and it is often much larger.
Does the garage count as living area?
Usually no. The tool shows garage area separately so it does not inflate the living-space result.
Why does the tool show acres?
Many US listings use square feet for homes and acres for larger lots. The acre line makes the land size easier to read.
Can I use this for official records?
Use it for comparison first. For official records, use the deed, survey, assessor data, appraisal, or zoning documents that apply to the property.
